What are the different stages of planning in construction projects?

There are two different stages of planning in construction project. It is consisting of pre- tender stage and pre- contract stage (post- tender stage) planning.

Pre tender stage allows the contractor to submit the Tender properly and to be prepared the tender within the specified time. Following are the reasons for pre tender planning: 
  1. To collaborate an accurate contract period
  2. To identify the best construction methods which is suit to the project
  3. To identify the items which consume more cost and time as well affect the bid price   
  4. To get idea about the contract preliminaries and plant & machineries expenditure
  5. To aid the tendering process and give a more accurate bid price 

Pre- contract stage is starts after the contract has been awarded and continues till end of the project. Usually in major construction projects following phases will be in the Pre-Contract Planning. 
  1. To identify key project dates
  2. To schedule key dates with respect to subcontractors and suppliers
  3. To planning of site layout
  4. Preparation of cash flow forecast and other construction schedules
  5. Organizing of required bonds, guarantees and insurance
  6. Preparation of construction programme
